Let us assume the rental income is $800 per month x 12 months = An annual income of $9600. Assume again your property taxes are $900 per year, insurance $700 per year and allow $1,000 for property maintenance and up keep. Total expenses = $2,600. So after expenses your net income is $7,000. We are assuming the tenant will pay all utilities.&lt;br /&gt;Your investment of $100,000 will give you a 7% annual return with out factoring in appreciation. This income will of course be taxable. If real estate were to go up in value at an annual rate of 5% you would make another $5,000 which would be taxed as a capital gain a the time of sale. (applicable at different rates in different countries.) In Canada in some cities just this year real estate values have gone up by 25% or more in the last 12 months. The average home price in Vancouver British Columbia is now in the $1,000,000 range.&lt;br /&gt;Imagine your home (principle residence) making you $250,000 tax free in one year. I would be very tempted to cash out and move to the east coast of Canada where I could possibly buy the same home for $250,000 and retire with $750,000 in the bank. Now that's a plan.&lt;br /&gt;Now let's say we take our $100,000 and buy 5 similar homes and put $20,000 down on each. We finance $400,000 and our mortgage payments total $2,000 per month or $24,000 per year. Our income at $7,000 per house is $35,000. After debt service we make $11,000 per year. (over 50% more) but here's the real bonus. Again assuming 5% appreciation now on $500,000 worth of real estate = $25,000 per year.&lt;br /&gt;That is a 25% return on your $100,000 investment for a total $25,000 + $11,000 = $36,000 = 36% per year. Now that is the power of leverage. Amazing. Yes there is more risk. You have debt. There is more hassle (5 tenants as compared to one.) Is it worth it? Only you can decide. Does it work? ABSOLUTELY. That's how people become millionaires. Can anyone do it? Absolutely. If you are a resident and are planning to  buy a home in the city where you matched, then this will be a very busy  few months for you. It is possible, though, so long as you know all the  steps in the process and work quickly with your agent to find a home and  get settled before your first day on the job. This article, along with  the other resources at DMD Realty's Web site, will help make sure you  find the home you want, find a way to finance it, and get settled  quickly and without complications. A very helpful resource will be the  Match Day Timeline (link to same) that shows what has to be done and  when to buy a house before residency.&lt;br /&gt;Finding financing may be the  trickiest part of buying your new home if you are like most residents -  high student debt and little money for a down payment. Luckily, there  are a few mortgage options designed with young doctors just like you in  mind. Some lenders offer a "Doctor Loan" that provides 100% financing  with 0% down payment, no requirement for private mortgage insurance and  flexible debt-to-loan ratios that are lenient towards deferred student  loan debt. Realtors specializing in Real Estate for Doctors should be  able to refer you to lenders with the best financing options for  residents where you are looking to buy.&lt;br /&gt;The first step is to  contact a Realtor and start the home browsing process with them. Most  real estate offices use the latest MLS search software that will allow  you to easily find homes you are looking for, catalogue your notes and  keep track of the properties that interest you all online. This is a  great resource, especially for people who are looking for homes out of  state.&lt;br /&gt;After surveying the homes on the market that interest you,  set a time to visit the homes with your Realtor. If the offer is not  immediately accepted, then there may be a day or two of negotiations.&lt;br /&gt;Once  an offer is accepted, you will need to send your deposit to the seller.  This amount is negotiable, ask your agent what is reasonable in your  scenario. There is a five day period that follows for you to have a home  inspection and have your attorney review the contract. If everything is  in order, then you will work with your agent, your lender and your  attorney to prepare all the documents for closing. You will usually take  possession of the property the day of closing.&lt;br /&gt;After that, all  that is left to do is move in and get settled. Leave yourself about 2-3  weeks for the move and to make your new house feel like home. One thing  is certain, after residency begins you won't have much time for  unpacking and organizing all your belongings. I caution you - more than 95%  truly have no idea or can't quantify their success for you. They don't  really know how they got there or what it cost to produce it. They heard  a great idea in their mind, put it into place, but haven't tracked it  according to really know the ROI (Return on Investment).&lt;br /&gt;In the  movie The Wizard of Oz, Dorothy, the Scarecrow, the Tin Man, and the  Cowardly Lion were all scared of the great and powerful Oz. They shook  with fear at the shear intensity and volume of his voice. Toto was the  one to reveal that Oz was a little man behind the curtain using a sound  system to produce the illusion of greatness and power. Too often, the  great Oz is a parallel to the great Realtor. We need to pull back the  curtain to make sure what we are seeing is real.&lt;br /&gt;Too often, Agents  are mesmerized by the promotional gimmicks and marketing strategies  that other Agents say "work like magic". There is nothing wrong with  marketing, provided you are doing the real work of pulling the  prospecting levers behind the scenes. Prospecting makes it's own magic  over the short and long run. Again, prospecting can just be calling past  clients and your sphere. It doesn't have to be all the other activities  that most Agents don't want to do.&lt;br /&gt;The big challenge is how do we  pull back the curtain? How do we find out the real truth? We have to  ask the right questions, so we can gain the answers that reveal the  truth. If someone approaches you with great and powerful  business-generating techniques, ask these types of questions:&lt;br /&gt;•  What is the conversion ratio on this technique? &lt;br /&gt;• What percentage of your business comes from this approach? &lt;br /&gt;• How many transactions dos this technique generate for you  annually? &lt;br /&gt;• How much does it cost you to use this marketing service to  generate leads? &lt;br /&gt;• How many Sellers have you gained? &lt;br /&gt;• How many Buyers have you gained from this approach? &lt;br /&gt;• How much time do you need to invest to set this technique up and  maintain it? &lt;br /&gt;• Have you included the value of your time in that equation? &lt;br /&gt;• What is your net profit from this activity after all your costs  are subtracted?&lt;br /&gt;I have found from asking these types of questions  for over thirteen years that most people don't have the answers. I began  asking these questions about my third year in the real estate business.  I did this because I was the type of person who wanted to do better. I  would listen to these so called superstar Agents and how they did  business. In many cases, I would implement their strategy exactly and  not get anywhere near the results the Agent claimed. I developed this  list of questions and discovered that very few Agents could actually  answer them. They just liked the ego boost of being a panelist, star, or  whatever you want to call them. There are many Speakers and Trainers  who fell into this category as well. Be careful!
